What You Get

Inside the written estimate.

Every estimate is written by the project manager who'll run the job, not a sales rep, so the numbers, scope, and assumptions match how the work actually gets built.

Line-Item Detail

Real numbers, not ranges

Trades, materials, and major equipment broken out at line-item granularity, not a single lump sum you can't interrogate.

Scope Assumptions

What's in, what's out

Inclusions and exclusions called out in writing so the conditions behind the price are explicit before you sign anything.

Schedule & Payments

Timeline and phasing

A preliminary schedule with the major milestones plus a phased payment schedule tied to deliverables, not calendar dates.

How to prepare.

None of this is required, we can walk a project cold, but having any of it ready makes the on-site conversation tighter and the estimate sharper.

A

Drawings, if any

Architectural plans, even early schematics. PDFs or a sketch, whatever you have, in whatever state.

B

A target budget

A range is fine. Knowing the envelope lets us flag scope decisions that drive cost up or down.

C

Constraints

Lease deadlines, landlord requirements, occupied-space rules, after-hours windows, the conditions the work has to fit.

D

Decision-makers

Who signs off on scope and budget. If there's an architect, designer, or landlord rep, bring them along.

Common Questions

Before you reach out.

If you don't see your question here, send it through the form above, a project manager will respond directly.

Is the estimate really free? +

Yes. On-site estimates are free and no-obligation. You're under no commitment to use SF Building Group for the project.

What size projects do you take on? +

Commercial tenant improvements from small refreshes through multi-floor build-outs. Residential remodels from substantial single-room scopes through whole-home and additions. If we're not the right fit, we'll say so up front.

Do you work with my architect or designer? +

Yes, most projects come to us with an architect already engaged. We coordinate directly with the design team through permitting and construction.

Where in San Francisco do you work? +

All San Francisco neighborhoods, Pacific Heights, Noe Valley, the Marina, SOMA, Hayes Valley, the Mission, Russian Hill, Nob Hill, Sunset, Richmond, and everywhere in between.

Can you handle occupied-space or after-hours work? +

Yes. A lot of our commercial work happens around live operations, retail stays open, offices keep running, restaurants serve. We sequence and stage the work so the disruption stays inside an agreed window.

Will I get the same project manager throughout? +

Yes. The PM who walks the site and writes your estimate is the same PM who runs the job from demo through punch-list and closeout. No sales-to-ops handoff.
