New offices, expansions and remodels of existing workspace. We build offices around the way a team works and the way the building allows: layout, mechanical systems, lighting, data and the lease schedule.
Tell us about the project and a project manager will follow up.
What sets the plan, the estimate and the schedule for this kind of project.
Ceiling, air, sprinkler, lighting and data conflicts get resolved before materials arrive on site.
We plan backward from your lease or move date and call out the items that can put it at risk.
Work hours, freight elevator use and common-area protection follow the landlord's rules.

An office buildout is a coordination exercise. Partitions and ceilings have to work with the air distribution, the sprinkler layout, the lighting and controls, and the data and power plan, all inside a building that has its own systems and rules. Small conflicts caught on paper save time on site.
We work from your architect and engineers' drawings, coordinate the trades, and plan the schedule around your move date and the building's requirements.

Office work is reviewed by SF DBI, and the scope can trigger accessibility, fire and life-safety and energy-code requirements. Lighting controls and mechanical changes are covered by California's energy standards. Your architect and engineers carry the design; we coordinate construction against those requirements.
Many San Francisco offices are in mid- and high-rise buildings, in converted warehouses or in older low-rise buildings. Each has its own management requirements for contractors, hours and deliveries, which we confirm before pricing.
See the full process page for what you receive at each step.
We walk the space with you and review the plans and lease conditions, then put a written estimate in your hands.
We coordinate with your architect, engineers and the landlord, and run permits through SF DBI and Planning.
Regular walkthroughs and written updates during the build, punch-list resolution before final payment, and a closeout package.
Office Buildouts come up in many San Francisco neighborhoods. These pages cover housing stock, permits and typical projects in each area. We work in every neighborhood in the city, listed or not.

Other commercial work
Commercial work runs on leases, landlord approvals and fixed dates. See the other build types we take on, or the commercial overview.
Anything else, ask in the form at the top of the page.
Both. We take on new buildouts of shell space and renovations of existing offices as larger projects.
Yes. We coordinate with your design team and your data and security vendors so cabling, power and ceilings line up.
It can be done with the right sequencing, protection and hours. We talk through noise, dust and access at the site visit.
We ask about them early and build them into the schedule: approvals of plans and contractors, work hours, loading and protection of common areas.
