Pacific Heights holds some of San Francisco's largest and most detailed older houses. Projects here tend to be whole-building renovations, multi-trade interior work and restorations where matching the original matters.
Tell us about the project and a project manager will follow up.
Pacific Heights sits on a ridge with views over the Bay and the Presidio. The housing includes large Victorians and Edwardians, Classical Revival and Mediterranean-style houses, mansions and substantial apartment buildings, many with detailed millwork, plaster and original windows. Parts of the neighborhood are protected, and many buildings are treated as historic resources.
Projects here tend toward whole-building renovation, extensive mechanical and electrical upgrades and restorations that need to match original detail. Fillmore Street and Union Street carry retail and restaurants in older commercial buildings at the neighborhood's edges.

Landmarks and buildings in designated historic districts can require approval of exterior changes from the Historic Preservation Commission, and older buildings are screened for historic significance. Interior work is usually less restricted, but the path depends on the building.
Large houses mean larger systems: new service, mechanical upgrades, sometimes an elevator, often several engineers and a design team. We coordinate construction across them and phase the work so the whole building is not out of service at once where phasing is possible.

We walk the site with you in Pacific Heights. We look at original millwork, plaster and windows, and at the existing systems a large house will need replaced. Then we put a written estimate in your hands: line items, assumptions and a phased payment schedule.
Historic screening and any Historic Preservation Commission review, and permits across a larger design team. We coordinate with your architect or designer throughout.
Regular walkthroughs and written updates, punch-list resolution before final payment, and a closeout package.
We work in every San Francisco neighborhood. If your project sits near Pacific Heights, these pages may help.

We renovate older houses, including those with historic review. Whether a building is a landmark or in a district is determined by Planning, and we flag the review path at the site visit.
Sometimes, when the scope and living arrangements allow. We discuss phasing and the points where systems are out of service during the estimate.
Often a design team, an engineer and a larger multi-trade scope. We take on larger projects and coordinate construction with your architect and engineers.
We focus on larger projects. In Pacific Heights the usual ones are whole-home remodels, victorian & edwardian renovation, kitchen remodels, bathroom remodels and retail buildouts. Describe yours and we will tell you the next step.
