Full-scope bathroom remodels, from a primary suite to several baths in the same project. We take on bathrooms where plumbing, waterproofing, framing or layout are changing, and we plan the work around how a household uses the space.
Tell us about the project and a project manager will follow up.
What sets the plan, the estimate and the schedule for this kind of project.
The finish is what you see, but the membrane, slope and drain behind it decide how the bathroom holds up. We scope and inspect it as its own step.
Old tile can hide worn subfloor, outdated supply lines or poor venting. We call out what we are assuming and how conditions found during demolition are handled.
In a home with one bathroom, sequencing and access matter. We talk through it before demolition, not after.

A bathroom is a small room with a long list of trades: demolition, plumbing, electrical, waterproofing, tile, glass, ventilation and finish carpentry, all in a few square feet and in a strict order. A shortcut under the tile does not show until it fails.
We price the full scope in writing, state what we assume about the existing plumbing and subfloor, and run the work through permits, inspections and closeout.

Adding a bathroom, relocating fixtures or changing walls generally needs a permit. Replacing a fixture in place often does not. We confirm the path for your scope at the site visit.
In San Francisco flats and older houses, bathrooms often share walls and plumbing stacks with other units or floors, and the original drain lines can be cast iron or clay. Work in multi-unit buildings also involves neighbors, building rules and coordinated water shut-offs.
See the full process page for what you receive at each step.
We walk the bathroom or bathrooms with you, review layout and plumbing changes, and put a written estimate in your hands.
We coordinate with your designer or architect and run permits through SF DBI where the scope requires them.
Regular walkthroughs and written updates, punch-list resolution before final payment, and a closeout package.
Bathroom Remodels come up in many San Francisco neighborhoods. These pages cover housing stock, permits and typical projects in each area. We work in every neighborhood in the city, listed or not.

Often, if there is a second bathroom. In a one-bath home the plan needs more thought. We discuss the sequence and alternatives before work starts.
Water damage to the subfloor, outdated plumbing or poor ventilation are the common ones. Our estimate states what is assumed and how conditions found during demolition are handled.
Often yes, if the layout, plumbing routes and structure allow it. It generally needs a permit, and we review feasibility at the site visit.
