Water damage is two jobs: getting the space dry and clean, and putting it back. When different companies do each half, the homeowner ends up managing the handoff. We run it as one project with one written scope.
We open only what needs opening, document what we find, and rebuild with permits where the work calls for them.

Structural work starts with understanding the problem. An engineer assesses the cause and designs the repair, the repair is permitted, and the work is built and inspected in sequence. Opening a wall or a floor often reveals more than expected, so the estimate states its assumptions and how found conditions are handled.
We coordinate with your engineer and architect, price the scope in writing and manage permits, inspections and closeout. A small one-off patch or touch-up is not what we do.

San Francisco homes are old, wet in winter and often built tight to the next building. The same few repairs come up again and again, and they are almost always bigger than they look from outside.
