Serious structural work, handled as a planned project: assessed, engineered, permitted, built and inspected. We take on major repairs and tell you up front what a specific scope involves.
Tell us about the project and a project manager will follow up.
What sets the plan, the estimate and the schedule for this kind of project.
Repairs follow an engineer's design and the permit, and are inspected at each stage.
The estimate says what we assume and how conditions that are discovered during opening-up are priced and approved.
If a scope is not something we take on, we tell you at the site visit rather than after you have paid for drawings.

Structural work starts with understanding the problem. An engineer assesses the cause and designs the repair, the repair is permitted, and the work is built and inspected in sequence. Opening a wall or a floor often reveals more than expected, so the estimate states its assumptions and how found conditions are handled.
We coordinate with your engineer and architect, price the scope in writing and manage permits, inspections and closeout. A small one-off patch or touch-up is not what we do.

Structural repairs need a permit, an engineer's calculations and inspections by the city, and sometimes special inspections by a third party. If you have received a notice of violation, an engineer's report or a request from a lender or buyer, bring it to the site visit.
Foundation work, seismic strengthening, fire damage repair and dry rot or water damage repair are evaluated on request, project by project. Tell us what you are seeing and what has been recommended, and we will tell you the next step before you invest in drawings.
See the full process page for what you receive at each step.
We walk the site with you, review any engineering report and put a written estimate in your hands, with assumptions stated.
We coordinate with your engineer and architect and run permits through SF DBI and Planning, including correction cycles.
Regular walkthroughs and written updates during construction, punch-list resolution before final payment, and a closeout package.
Structural & Major Repair come up in many San Francisco neighborhoods. These pages cover housing stock, permits and typical projects in each area. We work in every neighborhood in the city, listed or not.

Larger repair projects that need planning, engineering and permits. A specific scope, such as foundation work, seismic strengthening, fire damage or dry rot repair, is evaluated on request. Call us with the details and we will tell you the next step.
Usually, yes. The engineer's findings and design are what the permit and the estimate are built on. If you do not have one yet, call us and we can talk through what the project will need.
We focus on substantial projects: structural, multi-trade and permitted repairs. Describe yours and we will tell you the next step.
It happens. Our estimate states its assumptions and describes how found conditions are priced and approved before the work proceeds.
