Older San Francisco homes renovated, with permits, historic review and hidden conditions handled.

A whole-home remodel is not a longer list of small jobs. Walls move, systems are replaced and every room is affected by the work in the next one. The order of work matters: rough plumbing, electrical and mechanical go in and are inspected before they are covered, and finishes follow.
We work from your architect or designer's drawings and engineer's calculations, price the whole scope in writing, and run the build as one project with one set of permits.

The visible parts of a kitchen, cabinets, counters and tile, sit on top of the parts that decide the schedule: where the plumbing and gas run, what the electrical panel can carry, where the range hood vents and whether a wall can come out. Those are settled first, then finishes follow.
We price the whole scope in writing, coordinate with your designer on selections and lead times, and run the project through permits, inspections and closeout.

A bathroom is a small room with a long list of trades: demolition, plumbing, electrical, waterproofing, tile, glass, ventilation and finish carpentry, all in a few square feet and in a strict order. A shortcut under the tile does not show until it fails.
We price the full scope in writing, state what we assume about the existing plumbing and subfloor, and run the work through permits, inspections and closeout.

Victorian and Edwardian houses were built with tall ceilings, narrow lots, shared walls and framing methods that differ from modern practice. Systems were added or altered over time, and what is in the walls rarely matches a single set of drawings.
We start with a careful site review, price the scope in writing with assumptions stated, and plan how original details, such as millwork, plaster and wood windows, are protected, repaired or replaced to match.
